Whitpain Township Approves Zoning for Blue Bell Senior Residence

The Whitpain Township Zoning Hearing Board unanimously approved the zoning application for the proposed Blue Bell Senior Residence at 953 Penllyn Blue Bell Pike. The 56-unit, senior-living community will provide much-needed affordable residential apartments and services for adults 62+.

 

Federation Housing, an experienced non profit developer and manager of high-quality senior-living communities, has proposed the two-story structure that is designed to preserve maximum green space, respecting the surrounding residential and commercial districts.

 

Federation Housing representatives discussed the project with the zoning hearing board members and presented the new living opportunity for the township, along with the benefits for residents and the surrounding community. The senior-living community produces minimal traffic and generates new local tax revenues without burdening the school district or municipal services.

 

As part of the zoning approval, Federation Housing agreed to the township’s terms that the property will be used only for age and income restricted housing, provide additional parking if proven needed, as well as an easement for emergency access at the rear of the property, and supply a buffer fence if requested by the neighbors.

 

Federation Housing met with the nearby neighbors on Aug. 2, 2023, at the Wissahickon Valley Public Library to discuss the proposed development plan and answer any questions. Residents enjoyed the opportunity to learn about the senior-living community and how they will remain updated throughout the project.

Federation Housing met with Blue Bell neighbors at the Wissahickon Valley Public Library to discuss the proposed development plan and answer any questions. Residents enjoyed the opportunity to learn about the senior living community and how they will remain updated through the project.
